UK 100% Funding

I wanted to touch base to remind you of our 100% development finance facility and give an update on a couple of deals that have recently gone through.

The Build Partner model provides full 100% funding for developments – this includes all acquisition and build costs.

By providing a maximum facility of up to £3,500,000, the product is targeted towards developers and contractors who are looking to keep hold of their own equity or have funds tied up elsewhere and don’t want to miss out on an opportunity.

Our internal criteria is simple :

  • 27% return on GDV minimum

  • Ground up new build or conversion/refurbs with planning

  • A typical max term of 18 months.

The best part? NO PG’s and a true 50/50 profit split after interest on funds drawn!

Here are a couple of recent case studies to put the facility into context :

Case Study 1

• 5 houses in Yorkshire

• Total cost - £2,145,693

• 33% return on GDV

• GDV - £3,205,000

• Interest costs - £329,253

• Profit share - £345,827 each

Case Study 2

• 6 houses in St Ives

• Total cost - £1,810,479

• 35% return on GDV

• GDV - £2,780,000

• Interest costs - £268,805

• Profit share - £329,778 each
